First it needs to be sold to other agents so they will want to show and sell the home. Second it needs to be sold to buyers and lastly to the appraiser. Even if the buyer is willing to pay a certain price for a home they usually need a mortgage. That means it is actually the bank who is buying the home. The bank wants to protect their investment so they do an appraisal. When the appraisal comes back low or as an under-appraisal deals can fall apart. </p>
<p>If you are a seller or a buyer you need to know how to protect yourself from short appraisals? Here are some suggestions from <a title="Bankrate.com" href="http://bankrate.com" target="_blank">Bankrate.com</a> for buyers and sellers.</p>
<p>If you&#8217;re a buyer:</p>
<p>&#8211; Tell your lender to find an appraiser who comes from your county, or perhaps a neighboring county.</p>
<p>&#8211; Request that the appraiser have a residential appraiser certification and a professional designation. Examples include the Appraisal Institute&#8217;s senior residential appraiser, or SRA, or member of the Appraisal Institute, or MAI, designations.</p>
<p>&#8211; Meet the appraiser when he or she inspects the home and share your knowledge of recent short sales and foreclosures that might skew the comps.</p>
<p>&#8220;Many appraisers are just pulling up data out of MLS (Multiple Listing Service) or off the deed at the courthouse and not checking it out,&#8221; Sellers says. &#8220;Most good appraisers will appreciate the information.&#8221;</p>
<p>And yes, you can speak with your appraiser; the prohibition only applies to your lender.</p>
<p>If you&#8217;re a seller:</p>
<p>&#8211;·Get an appraisal before you list a home. Search for a qualified appraiser in your area on the Appraisal Institute website.</p>
<p>&#8211; Use the appraisal to set a realistic listing price for your home.</p>
<p>&#8211; Give a copy of your pre-listing appraisal to the buyer&#8217;s appraiser. The more professional appraisers will understand that you&#8217;re just trying to add more data and another perspective.</p>
<p>&#8211; Question a low appraisal. There&#8217;s always a chance the appraiser or a supervisor will take into account new or overlooked information.</p>

But homeowners also must not forget the importance of regularly scheduled seasonal home maintenance to keep systems and structures in top condition and prevent costly repairs.</p>
<p>Despite the hassle and time scheduled repairs can take, quarterly home maintenance and preventative measures can keep all areas of the home in good condition for years to come. To help homeowners accomplish this goal, <a href="http://www.totalcareinspections.com/Spring-Home-Tips.html">Total Care Property Inspections</a> recommends the following summer maintenance tips.</p>
<p>Tip #1: Clean and seal decks. Winter can leave exterior surfaces stained from fall leaves and dirty from snow melt runoff. Ideally, three consecutive warm, sunny days will be needed. On the first day, dry out the deck. Apply deck cleaner and scrub the deck on the second day, and let it dry 24 hours. On the third day, apply deck sealer. This will keep your deck water-repellant, damage-free and aesthetically attractive for all the barbecues in the months ahead.</p>
<p>Tip #2: Wash the exterior of your house using ordinary garden hose pressure and a mild detergent. Pressure washers are not always the best idea—they are powerful enough to force water under the siding, where it can encourage mildew and rot. If power washing is truly in order, hire a professional.</p>
<p>Tip #3: Have a certified chimney sweep inspect and clean chimneys. Taking care of this task in the spring or summer—rather than in the peak autumn season—allows plenty of time for repairs before the next heating season. It’s also easier to schedule a sweep than during the fall cleaning season, and sometimes, rates can be lower as a result of off-season discounts.</p>
<p>Tip #4: Caulk exterior joints around all windows and doors. Caulking keeps the house weather-tight and will help reduce high summer energy bills. It can also help keep insects and vermin out of the house.</p>
<p>Tip #5: Clean lint from the entire clothes dryer vent system, from the dryer to the exterior vent cap. Because lint is incredibly flammable, this common build up can create a fire hazard. And if a gas clothes dryer is not properly vented, it can even force deadly carbon monoxide back into the home.</p>
<p>Tip #6: Check the operation and condition of attic fans and roof-mounted turbine vents. Also make sure that bathroom and kitchen vent fans are working properly and are not blocked or obstructed. This can impede the intake of fresh air and removal of stale air from the home. These fans run on little energy and can greatly reduce cooling costs—not to mention increasing comfort inside the home during a hot and humid summer.</p>
<p>Tip #7: Change air conditioner filters—especially if the home was vented with outdoor air during the spring. Consider using a pleated media filter for better dust trapping, or for additional savings, a web element filter that can be washed periodically instead of being thrown out. Also, be sure to clear overgrowth and weeds away from outdoor air conditioning units—if the necessary airflow is blocked, the air conditioner will not be able to operate properly and could even suffer an expensive failure.</p>
<p>Tip #8: Clean any lingering fall leaves from gutters. For clogged downspouts, try using barbecue tongs to reach in and remove leaves. This is also a good opportunity to repair loose gutter nails or other gutter damage before the heavy spring and summer rains.</p>
<p>Tip #9: The heat and humidity of an Indiana summer can cause wooden windows and doors to swell and stick. Before this becomes a problem, remove the door or window, and carefully remove any excess material with a hand plane. For sliding windows, the surrounding trim is often the culprit. Usually, it must be removed and reinstalled to allow for greater movement. To keep windows and doors from sticking in the first place, make sure that they are sealed with a good coat of paint, including the tops and bottoms. Be careful not to paint the channels where windows need to slide, though—instead, use a light coat of linseed oil as a sealer.</p>
<p>Tip #10: To prepare for summer, make sure attics are well insulated and ventilated. Excess heat in the upstairs area of a two-story home, or the sensation of a ranch-style home feeling “hot from above” could indicate insufficient attic insulation and poor ventilation. The age of the home could be a culprit—home inspectors frequently cite poor attic insulation in houses built prior to 1984.</p>

If you are dreaming of a vacation home; right now there are some great deals for buyers looking for a second home. <a title="Money magazine" href="http://money.cnn.com/2011/04/05/real_estate/buying_vacation_homes.moneymag/index.htm" target="_blank">Money Magazine</a> offers some tips on what you need to know before you take the leap on a second home.</p>

<p><strong>1. Now is a good time to pounce</strong><br />
In many second-home hot spots, prices are still close to their five-year lows. According to Fiserv, single-home prices in Napa, Calif., for example, are down 47% from their 2006 peak; the average house in Ocean City, N.J., costs 24% less than it did in 2006. And though a few hard-hit markets like Las Vegas, Tucson, and Miami could fall a bit further, most economists believe the biggest declines are behind us.</p>
<p>Meanwhile, sales in places such as Myrtle Beach, S.C., and Palm Beach saw double-digit increases last year. &#8220;Now prices are starting to move up,&#8221; says Myrtle Beach broker Rod Smith.</p>
<p><strong>2. A home is a better deal if it&#8217;s rentable</strong><br />
You may think you&#8217;ll keep the retreat all to yourself, but it&#8217;s still smart to shop as if you&#8217;re going to rent the place out. That&#8217;s because a home&#8217;s rental potential can affect its resale value, says Fredericksburg, Texas, agent Catherine Jeffrey.</p>
<p>Before you bid on a house, make sure the homeowners association or township allows short-term rentals (many do not). And keep in mind that renters prefer homes with at least one bathroom for every bedroom, says Jeffrey.</p>
<p><strong>3. Don&#8217;t count on rental income to pay your bills</strong><br />
The typical property rents out just 17 weeks a year, says Christine Karpinski of vacation-rental site HomeAway.com. Plus, you&#8217;ll need to pay for cleaning, maintenance, insurance, and maybe management fees (at least 15% of income).</p>

To get a handle on a property&#8217;s income potential, ask a management company for a history of rental dates and rates for homes comparable to the one you&#8217;re considering. If your monthly loan payment is less than or equal to one peak week of rent, you&#8217;re likely to break even, says Karpinski.</p>
<p><strong>4. Your loan rate depends on how you use the house</strong><br />
Lenders have raised standards across the board, but they&#8217;re giving extra scrutiny to vacation homes. Use the property primarily as a second home and you&#8217;ll pay about the same mortgage rate as you would on a primary residence, says HSH Associates vice president Keith Gumbinger. If you need rental income to qualify for the loan, however, the house is treated as investment property &#8212; so you&#8217;ll have to fork over as much as 25% for the down payment and pay up to one percentage point more in interest.</p>
<p><strong>5. Tax benefits can be sweet</strong><br />
Rent the house out for two weeks or less and you won&#8217;t have to report a cent of income to the IRS &#8212; and you can still deduct property taxes and mortgage interest.</p>
<p>Stay there for less than two weeks or 10% of rental days, whichever is greater, and you can deduct operating costs &#8212; everything from cleaning fees and maintenance to linens and repairs &#8212; in addition to interest and property tax. Use and rent a lot? You&#8217;ll have to allocate the write-offs between personal and rental use, which gets tricky, says Rick Shapiro, a CPA in West Hartford, Conn. So talk to your tax guy before you buy.</p>
